In short: Dubai's 2026 price correction was real but narrow. The sharpest falls landed on prime and waterfront apartments: Knight Frank recorded prime neighbourhood prices down 5% between Q2 and Q3 2026 — the first prime decline since 2020 — with Palm Jumeirah down 9.1% over twelve months to AED 4,083 per sq ft (Khaleej Times, 21 October 2026). Affordable and mid-tier communities barely moved: Bayut found average asking prices per sq ft in those segments shifting by under 3% in Q3 2026 (Khaleej Times, 29 October 2026). But the popular claim that cheap apartments gained while luxury fell does not survive the data — Discovery Gardens, an affordable community, fell 10.1% between February and September 2026, almost as much as Palm Jumeirah's 11.7%, on Stake's analysis of REIDIN data (14 October 2026).
Key numbers
- Prime neighbourhoods: −5% quarter-on-quarter in Q3 2026, the first prime decline since 2020 — Knight Frank, reported by Khaleej Times, 21 October 2026.
- Palm Jumeirah: −9.1% over twelve months, to AED 4,083 per sq ft — Knight Frank, 21 October 2026.
- City-wide: AED 1,847 per sq ft, down under 1% quarter-on-quarter and about 1% year-on-year, roughly 5% below the February 2026 peak — Cushman & Wakefield Core, Dubai Residential MarketBeat Q3 2026, 29 October 2026.
- Dubai residential prices about −1% year-on-year in Q3 2026, with rents down 7% — CBRE, UAE Real Estate Market Review Q3 2026, reported 4 November 2026. CBRE's own Q2 2026 review had prices +1.9% year-on-year (Gulf News, 29 July 2026).
- Savills: apartments −4.8% quarter-on-quarter headline, but only −1.7% like-for-like; villas and townhouses −3.3% headline, unchanged like-for-like — Savills Dubai Residential Market in Minutes Q3 2026, 13 October 2026.
- Affordable and mid-tier asking prices moved under 3% in Q3 2026; most luxury and ultra-luxury segments stayed within 2% — Bayut Q3 2026, reported 28–30 October 2026.
- Al Barari four-bedroom villas: +8.2% quarter-on-quarter to AED 29.6m — the quarter's clearest riser, Bayut Q3 2026.
The correction had a shape, and the shape matters
Through 2026 the market stopped behaving as one asset. A single city-wide number, whichever provider publishes it, now averages together segments that moved in opposite directions. The February 2026 peak is the common reference point. Cushman & Wakefield Core puts the city-wide average at AED 1,847 per sq ft in Q3 2026, about 5% below that peak. Stake's analysis of REIDIN apartment data across 40 Dubai areas puts the city apartment average at roughly AED 1,681 per sq ft in September 2026, down 4.2% from the February high and about 1.1% lower year-on-year — with 14 of those 40 areas still positive over twelve months.
Fourteen of forty. That is the whole story in one ratio: a mild negative headline covering a market where more than a third of areas were still up.
Where the losses actually concentrated
On Stake's REIDIN-based area series, the largest February-to-September 2026 declines in average apartment price per sq ft were Palm Jumeirah (−11.7%), Jumeirah (−10.4%), Discovery Gardens (−10.1%), Downtown Dubai (−8.9%), JBR (−8.4%), Business Bay (−8.0%), Jebel Ali (−7.0%) and JLT (−6.7%).
Cushman & Wakefield Core's Q2 2026 MarketBeat (24 July 2026) read the same way at community level: apartments fell 9% quarter-on-quarter on Palm Jumeirah, 7% in Downtown Dubai, 7% in Business Bay, 4% in Dubai Hills Estate and 3% in JVC. On the villa side the pattern inverted — The Springs and The Meadows fell 9% and Dubai Hills Estate 5%, while Palm Jumeirah villas rose 1% and JVC villas rose 2%.
So the clean narrative breaks in two places. Prime apartments led the fall, yes. But some genuinely affordable stock fell just as hard, and some prime villas held or rose.

Asking-price rows are what sellers advertise. Achieved-price rows are what buyers actually paid. They are not the same number and should never be compared directly — which brings us to the real problem.
Why two credible reports can describe the same month differently
This is the single most useful thing an investor can learn from 2026. Five respected firms published Dubai price readings for the third quarter and they do not agree, because they are not measuring the same thing.
Asking price versus achieved price. Bayut measures advertised asking prices on its own platform. Knight Frank, Savills and Cushman & Wakefield Core work from transacted prices. A seller's asking price is a hope; a transfer record is a fact. Advertised prices are also stickier — a vendor lowers the listing slowly. That alone explains how Bayut can report Palm Jumeirah ultra-luxury apartment asking prices up 3.4% in Q3 while Knight Frank records Palm achieved prices down 9.1% over twelve months.
Mix shift versus like-for-like. This is the one that fools most readers. Savills reported the Dubai apartment average down 4.8% quarter-on-quarter in Q3 2026 — but on a like-for-like basis, comparing similar stock, the fall was only 1.7%. For villas and townhouses the headline was −3.3% and like-for-like was unchanged. Savills says plainly that the headline declines partly reflect a change in the type and value of properties sold. When the expensive end of the market goes quiet, the average falls even if nothing repriced.
The base period. CBRE's Q2 2026 review had Dubai sale prices 1.9% higher year-on-year. CBRE's Q3 2026 review had them about 1% lower. The same firm, the same method, opposite signs — because the comparison base rolled forward past the 2025 run-up. Neither reading is wrong, and neither is a forecast.
Index construction. Valuation-based indices that revalue a fixed basket of properties, such as ValuStrat's, move differently from transaction-average indices. In August 2026 ValuStrat's index was 3.1% lower year-on-year at 218.8 points and 10.2% below its February 2026 level, while Cavendish Maxwell's index showed −1.7% year-on-year at AED 1,636 per sq ft — the readings behind Dubai's first annual decline since 2021 (both reported by Khaleej Times, 7 and 9 September 2026). A fixed-basket index and a transaction average will diverge in any quarter where the mix of what sells changes.
Off-plan inclusion and area weighting. Some series include off-plan transfers, some exclude them; some weight areas by transaction count, others by value. In a year when off-plan launches collapsed from about 36,400 units in Q2 2026 to about 5,000 in Q3 (Savills, 13 October 2026), that choice alone moves a headline by percentage points.
The practical rule: never compare two providers' percentages. Compare each provider against its own earlier reading, and ask which of the five variables above it uses.
What this means for you
If you own prime or waterfront. Your asset repriced, and the asking prices you see online understate it. Knight Frank's partner Louis Harding described Palm Jumeirah as increasingly offering "good value" — which is another way of saying vendors have accepted lower numbers. Get a transaction-based valuation, not a portal estimate, before you decide to sell or hold. Context on the segment sits in our guide to Dubai's top luxury developments.
If you own affordable or mid-tier stock. Asking prices in your segment moved under 3% in Q3 2026, but that is not immunity. Discovery Gardens and Jebel Ali both fell more than 7% from the February peak on REIDIN data. Check your own community, not the segment label — and read it alongside rents in prime districts versus the outskirts, because your income line and your capital line can diverge.
If you are buying now. The dispersion is the opportunity. A market where 14 of 40 areas are still up year-on-year and the rest are down up to 11% is a market where community selection matters more than timing. Entry points in JVC, JVT and Al Furjan price differently from Business Bay at AED 2,158 per sq ft, and the gap is wider now than it was in February.
If you are an owner-occupier or business owner. Your horizon is long enough that a 5% move from a peak is noise. The variable that should drive your timing is supply, not the index — see the 2026–2027 handover wave, and the rotation into ready apartments for the volume signal.
The honest risk section
Averages hide the thing you are buying. No one owns an average. A two-bedroom in a well-run 2019 tower and a two-bedroom in a poorly maintained 2024 tower on the same street can be 25% apart in value and both sit inside the same "mid-tier JVC" number. Area averages are a starting point for questions, not an answer.
Advertised yields are not achieved yields. Bayut's Q3 2026 estimates — Dubai Investments Park 9.5%, Discovery Gardens 8.5%, Remraam 8.4%, Living Legends 7.5%, Al Sufouh 7.1%, Deira villas 10%, The Sustainable City 6.1% — are derived from advertised prices and advertised rents. They are gross. They do not deduct service charges, void periods, agency and renewal fees, maintenance, mortgage cost or the discount a real buyer negotiates off the asking price. A 9.5% advertised gross can land several points lower in your bank account. We set out the full arithmetic in why no yield in Dubai is guaranteed and the area-level detail in rental yields by area. Note also that the Deira affordable-villa figure applies to stock whose ownership is restricted to UAE and GCC nationals.
A rising asking price can mean a quiet market. In a thin segment, one or two re-listed high-spec units can lift an advertised average without a single extra transaction — relevant to Al Barari's +8.2% and Palm's +3.4%. Bayut's listings also rose 6% in Q3 on about 15 million visits, up 25% on Q2, so the pool being averaged changed too.
Who this does not suit. Anyone who needs to exit within 12 to 24 months, anyone buying a single prime unit as their whole exposure, and anyone whose plan depends on the February 2026 peak returning on a schedule. Dubai has corrected before and recovered before; three previous Dubai price cycles show the recoveries were not uniform across segments either.
Regional context. Knight Frank's Faisal Durrani attributed the biggest drag on activity to the ongoing regional conflict (Khaleej Times, 21 October 2026) — an exogenous factor no index can forecast.
What is still unclear
Whether affordable genuinely outperformed prime, and over what window. On the evidence I could verify, prime fell further on achieved prices while affordable asking prices held — but affordable achieved prices in several communities fell nearly as much as prime. An analysis published by AGBI on 2 November 2026 was headlined "Dubai's cheaper apartments gain value as luxury prices fall"; I could not open the page to identify its underlying data provider or measurement window, so I cannot confirm, extend or rebut it here. Treat the stronger version of that claim as unproven until the series behind it is named.
The PropertyIndex claim. A press release dated 2 November 2026, distributed through a commercial newswire, states that PropertyIndex's PIX index reached 204.0 in October 2026 against 203.6 in April 2025 — prices back at April 2025 levels — 7.2% below a May 2026 peak. The stated method is credible in principle: Dubai Land Department sold-price records plus Ejari contracts, explicitly excluding asking prices and automated valuations. But the company says it was founded in 2026, the figures are self-published and self-promotional, and I found no independent corroboration of the level, the weighting or the sample. The direction matches Cavendish Maxwell, ValuStrat and Cushman & Wakefield Core all dating the peak to early 2026; the specific level is a single-source claim and should not be relied on until someone independent reproduces it.
Segment-level official data. Dubai Land Department publishes transaction, valuation and rent datasets through its open-data portal, but no ready-made affordable/mid/luxury price index. Until it does, every band-level figure in this market rests on a private provider's definition of a band.
Q4 2026. No provider had published a full fourth-quarter price reading at the date of writing. The 2026–2027 delivery pipeline is the main unresolved variable.
FAQ
Did Dubai property prices actually fall in 2026? Yes, but modestly city-wide and very unevenly by segment. Cushman & Wakefield Core put the average at AED 1,847 per sq ft in Q3 2026, under 1% lower quarter-on-quarter and about 1% lower year-on-year, roughly 5% below the February 2026 peak. CBRE's Q3 2026 review also showed about −1% year-on-year.
Which Dubai segment fell hardest? Prime and waterfront apartments. Knight Frank recorded prime neighbourhoods down 5% between Q2 and Q3 2026, the first prime decline since 2020, with Palm Jumeirah down 9.1% over twelve months to AED 4,083 per sq ft (21 October 2026).
Did affordable apartments gain value while luxury fell? Not cleanly. Bayut found affordable and mid-tier asking prices moving under 3% in Q3 2026, so advertised prices held. But achieved prices in some affordable communities fell as hard as prime — Discovery Gardens was down 10.1% and Jebel Ali 7.0% between February and September 2026 on REIDIN data. The stronger version of that claim is unproven.
Did villas hold up better than apartments? In several readings, yes. Savills reported villas and townhouses unchanged on a like-for-like basis in Q3 2026 while apartments fell 1.7% like-for-like. Cushman & Wakefield Core's Q2 2026 data showed Palm Jumeirah villas up 1% and JVC villas up 2%. But the villa picture was mixed: The Springs and The Meadows fell 9% that quarter.
Are the advertised Dubai rental yields achievable? They are gross estimates built from advertised prices and advertised rents, not achieved returns. Bayut's Q3 2026 estimates ran from The Sustainable City at 6.1% to Dubai Investments Park at 9.5% and Deira villas at 10%. None deduct service charges, voids, agency and renewal fees, maintenance or financing, so the net figure is materially lower.
Verify before you act
Every price reading and yield estimate here carries its date and provider, and every one will be superseded. Before you commit capital, confirm the current figure with the provider's latest release, check the community and building record in the Dubai Land Department's own transaction data, and ask any valuer or broker to state explicitly whether their number is an asking price or an achieved price. A figure without a date is not a figure.
Next step
If you are holding, buying or repricing a Dubai asset in this market, the useful exercise is not a market forecast — it is a diagnostic of your specific unit against its own community's transaction record, its service charge load and your real holding horizon. Book a strategic consultation and we will work through your position with the numbers in front of us.
