Dubai Rental Yields by Area 2026: Where Investors Are Getting the Best Returns

By مهلب آدم10 min read5 views

Rental yield is one of the most cited metrics in Dubai property investment — and one of the most inconsistently used. A broker quoting 8% yield and a developer quoting 8% yield may be calculating very different things, from different price points, for different property types.

This guide sets out gross rental yields for Dubai's main residential communities as of 2026, explains how to interpret the numbers, and identifies which areas consistently deliver stronger yields and why.

What "Rental Yield" Means (and What It Does Not)

Gross rental yield is calculated as:

Annual Rent ÷ Purchase Price × 100

It is the headline return before any costs are deducted.

Net rental yield deducts annual costs:

(Annual Rent − Annual Costs) ÷ Purchase Price × 100

Costs that reduce gross yield to net yield include: service charges (AED 8–40/sq ft per year), property management fees (typically 5–10% of annual rent), maintenance and repairs, void periods, and insurance.

In Dubai's market, most published yields are gross figures. A gross yield of 7% with high service charges in a heavily managed building might net 5% or less. Always ask what the service charge is before comparing yields.

Dubai Rental Yields by Area: Apartments (2026)

The following figures represent approximate gross yield ranges based on mid-market listings and transaction data in H1 2026.

Jumeirah Village Circle (JVC)

Gross yield: 7.0% – 8.5%

JVC consistently ranks among Dubai's highest-yielding areas for apartments. The combination of affordable entry prices (studios from AED 400,000–600,000; 1-beds from AED 650,000–950,000) and strong tenant demand from mid-income professionals working in Al Quoz, JLT, and Media City creates dependable occupancy rates.

The trade-off: JVC's yield is partly a function of its price discount relative to more established areas. Infrastructure and retail amenity have improved significantly since 2020, but residents still report the area feeling car-dependent.

Best performing segment: Studios and 1-bedroom apartments.

Business Bay

Gross yield: 6.5% – 8.0%

Business Bay sits adjacent to Downtown Dubai and offers canal views in many buildings. It attracts business professionals, short-term rental operators, and mid-budget tenants who want proximity to Downtown without Downtown pricing.

Short-term rental (STR) licensing is more accessible here than in some communities, and furnished studios and 1-bedrooms can achieve yields of 9–10% gross on STR platforms — though these require active management, licensing fees, and carry higher operational costs and void risk.

Best performing segment: Studios and 1-bedrooms, particularly in buildings with hotel-style amenities.

Dubai Marina

Gross yield: 5.5% – 7.0%

Dubai Marina is one of Dubai's most established and desirable communities, which also means higher entry prices. The premium for a Marina-view or sea-view unit compresses yield. However, demand is exceptionally stable, and void periods are among the lowest in Dubai.

Investors in Dubai Marina often accept lower gross yields in exchange for: highly liquid secondary markets, strong tenant quality, and sustained capital appreciation in premium view units.

Best performing segment: Studios and 1-bedrooms in the 6–8 year-old building sweet spot.

Jumeirah Lake Towers (JLT)

Gross yield: 6.5% – 8.0%

JLT is a commercial and residential mixed zone adjacent to Dubai Marina, offering comparable lifestyle but at 15–25% lower price points. Strong yield profile driven by proximity to JLT's own office towers, DMCC free zone businesses, and demand from tenants who want the Marina lifestyle at a lower budget.

Best performing segment: 1-bedroom apartments in mid-tier towers.

Arjan / Dubailand (including DAMAC Hills 2)

Gross yield: 7.0% – 9.0%

The broader Arjan–Dubailand zone includes some of Dubai's best gross yield opportunities, particularly in newer developments with strong tenant demand from the healthcare community (Mediclinic Parkview and other hospitals nearby) and education sector workers.

DAMAC Hills 2 (formerly Akoya Oxygen) has been a consistent performer for yield-focused buyers, particularly townhouses and 1-bedroom apartments.

Best performing segment: 1-bedroom apartments and 3-bedroom townhouses.

International City

Gross yield: 8.5% – 10.5%

International City is Dubai's highest-gross-yield residential community by a significant margin. Entry prices remain among the lowest in Dubai (studios available below AED 300,000), while rents have risen substantially as demand from budget-conscious tenants increased in 2023–2024.

The trade-offs are real: older building stock, limited retail and leisure amenity, variable building management quality, and a tenant profile weighted toward lower-income workers. Liquidity in the resale market is improving but remains lower than prime communities.

Best performing segment: Studios in the clustered China, England, and France buildings.

Al Furjan

Gross yield: 6.5% – 8.0%

Al Furjan sits between JVC and JAFZA, with a metro station (Route 2020) that significantly improved its accessibility. The area has a strong tenant base from DIP and JAFZA workers, and newer developments offer good quality.

Best performing segment: 1-bedroom and 2-bedroom apartments.

Downtown Dubai

Gross yield: 4.5% – 6.0%

Downtown is the prestige market. Prices are the highest in Dubai per sq ft for apartments, and rental premiums, while real, do not keep pace with purchase prices. Investors in Downtown typically accept yield compression in exchange for the stability of Burj Khalifa proximity, brand recognition, luxury tenant quality, and strong capital appreciation in premium units.

Best performing segment: Studio apartments, which have the most favourable yield mechanics in the Downtown context.

Dubai Rental Yields by Area: Villas and Townhouses (2026)

DAMAC Islands

Gross yield (projected): 5.5% – 7.0%

DAMAC Islands is an off-plan development in Dubailand with a lagoon concept. Most units are still under construction, so projected yield is based on projected rental values once delivered.

The Valley (Emaar)

Gross yield: 5.5% – 7.0%

The Valley is a family community on Al Ain Road with Emaar's typical quality and community management. Townhouses here attract long-term family tenants and the community has benefited from improved road connectivity. Void rates are very low — family tenants tend to sign multi-year leases.

Dubai Hills Estate

Gross yield: 4.5% – 6.0%

Dubai Hills Estate commands premium pricing for villas, and yields reflect that premium. Established community, high-quality Emaar construction, strong school access. Investors here are primarily capital growth investors with a secondary eye on yield.

Arabian Ranches 3 (Emaar)

Gross yield: 5.0% – 6.5%

Established community with good amenities and a strong pool of family tenants. Yields compressed by Emaar brand premium but above Downtown-level yield.

DAMAC Hills 2 / Akoya

Gross yield: 7.0% – 9.0%

Among Dubai's best-yielding villa communities. The distance from the core means prices remain accessible relative to Emaar villa communities, while rents are anchored to Dubai's broader villa market. Strong for townhouses at the AED 1.3M–2M price point.

Net Yield: The Number That Actually Matters

Before buying for yield, calculate the net yield:

Example — JVC 1-bedroom apartment:

ItemAmount
Purchase priceAED 850,000
Annual rentAED 65,000
Gross yield7.6%
Service charge (AED 15/sq ft × 750 sq ft)AED 11,250
Property management fee (8% of rent)AED 5,200
InsuranceAED 1,500
Maintenance provisionAED 2,500
Void provision (1 month/year)AED 5,400
Total costsAED 25,850
Net annual incomeAED 39,150
Net yield4.6%

From 7.6% gross to 4.6% net is a substantial difference. Gross yield is where you start. Net yield is what you bank.

Frequently Asked Questions

Which Dubai area has the highest rental yield in 2026? International City consistently delivers the highest gross yields (8.5–10.5%) due to its low entry prices. Among more established communities, JVC and Arjan / DAMAC Hills 2 offer the best balance of yield and investment quality.

Is 7% yield good in Dubai? A 7% gross yield is above average for Dubai. After service charges, management fees, and maintenance, a 7% gross typically nets 4.5–5.5%. This compares favourably to most global gateway cities.

Should I buy for yield or capital growth? The answer depends on your investment horizon and cash needs. Yield-focused buyers (JVC, International City, JLT) typically hold 3–5 years and rely on rental income. Capital growth buyers (Dubai Marina premium units, Downtown, Emaar villa communities) typically hold 7–10+ years and rely primarily on price appreciation.

How does the mortgage rate affect yield attractiveness? If you are financing the purchase with a UAE mortgage, your effective yield on equity is shaped by the rate differential between your rental yield and your mortgage rate. In 2026, UAE mortgage rates are typically 4.5–6.5% for a 25-year loan. Positive carry is available in high-yield areas at conservative LTV ratios, but margin is thin once net yield is calculated.

Summary: Where to Look in 2026

For yield-first investors: JVC, JLT, Al Furjan, International City (higher risk tolerance), and DAMAC Hills 2 townhouses offer the best net yield prospects.

For capital growth with acceptable yield: Dubai Marina 1-beds, Business Bay studios, Dubai Creek Harbour off-plan, and Emaar family communities in the AED 1.5M–3M range.

For luxury investment: Palm Jumeirah villas, Emirates Hills, and One Za'abeel adjacent stock — where yield is secondary to capital preservation and prestige.

Yield data changes quarterly. The figures above reflect market conditions as of mid-2026; always verify against current transaction data before making a purchase decision.
