Selling Off-Plan Property Before Completion

You do not have to wait for handover to sell an off-plan unit. Selling before completion is done through an assignment (also called resale or novation), where you transfer your SPA to a new buyer.

Can You Sell Before Handover?

Yes — but most developers require you to have paid a minimum percentage of the price (commonly 30–40%) before they allow a transfer. Check your SPA for the exact threshold.

Step 1: Confirm the Payment Threshold

Ensure you have paid the minimum required. If not, you may need to pay up to the threshold before selling.

Step 2: Get the Developer NOC

You apply for a No Objection Certificate from the developer. This confirms they permit the transfer and that your payments are up to date.

Step 3: Price the Unit

Price against current off-plan and resale comparables in the same project. In a rising market you may sell above your purchase price; factor in the premium buyers pay for a shorter remaining payment plan.

Step 4: Transfer and Fees

The assignment is registered with the DLD. Expect developer transfer fees, a DLD fee, and agency commission. Both parties sign, and the new buyer takes over the remaining payment plan.

Key Risks

If the market softens before completion, resale demand can fall. Sell early enough to leave a buyer an attractive remaining payment plan.
