Dubai ads are full of phrases like "8% guaranteed annual yield." The word "guaranteed" has no real legal meaning here. No one can guarantee your return — not even the developer. Your actual yield depends on four factors you control, not on any ad.
Location decides how fast you rent it. A tower near a metro, mall and school rents in a week. An isolated tower in an emerging area may sit empty for two months. Three months vacant per year means your yield drops 25% automatically. Vacancy speed in the area matters more than the sales price.
Service charges eat part of the income. You collect AED 100,000 a year in rent — but pay AED 15,000 in service charges, AED 5,000 in management, and give one month free to attract a new tenant. Net yield is closer to AED 75,000. Always calculate net, never gross.
The cost of every new tenant. Between tenants you pay: agent commission for finding the new one (~5% of annual rent), repainting, AC servicing, and the Ejari registration fee. Every turnover repeats those costs.
Unit type sets tenant tenure. Studios and 1-beds rent quickly, but tenants change every 1–2 years. Villas and 3-beds take longer to fill, but tenants stay 3–5 years. Choose based on your goal: fast liquidity or long stability?
How to actually calculate yield before you buy: ask the broker for the actual rent achieved by a comparable unit in the same building last year (official document, not talk). Subtract service charges, management, and two weeks vacancy. Divide the final number by the total purchase cost (price + all fees). That's your realistic expected yield.
In most cases, the number you land on is 1.5–2 percentage points below the advertised yield. That's normal. What matters is knowing it before you buy, not after.
