Jebel Ali Free Zone (JAFZA) is the strongest single option in Dubai for companies built around import/re-export and heavy sea-freight supply chains — and it is also the clearest example in the city of a genuinely integrated warehouse-and-worker-housing corridor.

Why JAFZA Works for Warehousing

JAFZA offers pre-built warehouse units designed for storage and light manufacturing, with facilities that typically include forklift ramps, container and truck loading docks, cold-storage solutions, and dedicated operational yards and corridors. As a general reference point, ready-built warehouse units in the zone span roughly 313 to 1,110 sqm, with clear heights between 6 and 12 metres. These figures are useful for initial planning only — always confirm the actual specification of the unit on offer rather than treating this range as fixed.

The zone's core strength is direct or near-direct proximity to Jebel Ali Port, combined with the wider free-zone ecosystem: customs handling, full foreign ownership, and dense logistics infrastructure built specifically for international trade.

Worker Housing Inside JAFZA Itself

Before committing, verify local market access conditions, the correct license type, customs requirements, and whether the specific unit's load capacity, power supply, and cooling match your cargo.

  • The free-zone/economic license, and confirmation the licensed activity matches the unit's approved use (storage, light manufacturing, cold-chain, hazardous materials if relevant)
  • The worker accommodation license, approved capacity, floor plans, and safety-compliance records for the housing option — reviewed and contracted separately from the warehouse
  • Bus routes, shift timing, and site-access arrangements for staff moving between accommodation and the warehouse
