The Golden Visa is not a UAE passport. It's long-term residency, renewable, with benefits the ordinary visa never offered. Know what it actually grants — not what social-media enthusiasts claim — because the difference affects major financial decisions.

Official Golden Visa rules via real estate investment (2025–2026):

  • Minimum investment: AED 2,000,000 in one or more properties held in the investor's name.
  • Residency length: 10 years, automatically renewable while conditions remain met.
  • Mortgaged properties accepted with a no-objection letter from the financing bank.
  • Off-plan properties accepted from approved local developers if total value hits AED 2M.
  • You can combine multiple properties to reach the minimum (two units at AED 1M each, for example).

What the Golden Visa actually gives you:

Important Dubai vs Abu Dhabi difference: Dubai allows mortgaged property with a bank NOC. Abu Dhabi is stricter and may require the property to be purchased outside a mortgage. If you're buying specifically for the visa, verify rules based on the emirate where the property is located.

Before you invest in property for the visa: verify actual current conditions on the official Federal Authority for Identity, Citizenship, Customs and Ports Security website — not on a broker's ad. Rules change, and only the official source can be trusted for a decision this size.

One honest question to answer before you buy: am I buying the property for the property (rental yield, appreciation), or for the visa only? The difference matters. If it's for the visa only, make sure the property is a good investment on its own merits. The visa is a bonus, not the only reason to buy.
