Do Interest Rates Affect Dubai Rents?
Rising mortgage rates raise costs for landlords who financed their purchase. It would be easy to assume that gets passed straight through to tenants as higher rent. The actual relationship is more indirect — rents are set primarily by what tenants are willing and able to pay, not by what a landlord's own financing costs.
The mechanism that does exist: landlord cost pressure
A landlord with a variable-rate mortgage that reprices upward sees their own carrying cost rise. This can create pressure to seek a higher rent at the next renewal or new lease, especially for a landlord whose rental income was only marginally covering mortgage costs to begin with. The mechanism that limits it: tenant demand
A landlord's desire for higher rent and a tenant's ability or willingness to pay it are two different things. Rent levels in any given building or area are ultimately capped by what the pool of prospective tenants can afford and what comparable units are renting for. A landlord facing higher financing costs cannot simply charge above-market rent — a tenant will move to a comparable, better-priced unit instead. This is why rent increases tend to track broader market and demand conditions more closely than any individual landlord's financing costs.
An indirect channel: fewer buyers, more renters
Higher mortgage rates that reduce buyer affordability (see Article 5 and Article 6) can keep some would-be buyers renting for longer than they otherwise would have. If this shifts enough demand into the rental pool, it can add upward pressure on rents through ordinary supply-and-demand dynamics — a genuinely different channel from landlord cost pass-through, and one that depends heavily on how much new rental and for-sale supply is entering the market at the same time.
What the 2025 Dubai Land Department data shows
Dubai's rental market processed roughly 1.38 million rental contracts in 2025, worth a combined AED 126.4 billion, according to Dubai Land Department figures. This scale of activity reflects a market shaped by population growth, new supply delivery, tourism and business activity, and tenant demand patterns across dozens of distinct submarkets — not a single interest-rate variable. Different areas and property types can show very different rent trends in the same period, which is inconsistent with treating "interest rates" as a single lever controlling "Dubai rents" as one uniform market.
What this means for landlords
A landlord facing rising financing costs should benchmark against actual comparable rents in their specific building and area — not assume their cost increase translates directly into an achievable rent increase. What this means for tenants and investors
Tenants should expect rent trends to follow local supply-and-demand conditions in their specific submarket more than any single interest rate headline. Investors evaluating a property's rental income for return calculations (see Article 10) should base assumptions on actual comparable rents currently being achieved, not on what a landlord "needs" to charge to cover financing costs.
