Anyone who tells you Dubai has zero risk either hasn't bought here, or is selling you a unit right now. The market is strong. "Strong" does not mean "risk-free." Four real risks show up every month for real buyers.
Off-plan handover delays. The developer promises March; the keys land in December of the following year. During those months you pay instalments, wait, and earn no rent. Dubai law gives you strong rights on delay, but exercising them takes time and a lawyer. Prevention is simple: ask the broker for the developer's last five projects with contractual vs actual delivery dates. If most slipped by more than six months, expect the same for yours.
Service charges jump suddenly. You buy assuming a certain AED/sqft annual service fee. Two years later the OA raises it sharply. No law caps the increase if the charge is justified. Ask for today's AED/sqft, then compare against buildings that are five years old — that older number is what you will actually pay in a few years.
A unit that's hard to rent. Some towers look great on paper but rental demand is weak. Vacancy count in the building matters more than the sales price. Ask reception or security how many units are listed for rent right now before you buy.
FX movement if your income is in another currency. Your AED 1M unit stays the same in dirhams, but a 15% AED appreciation can quietly cost you 15% in your home currency. Ask your bank about hedging tools before you commit.
Before any payment, request these four documents in writing: the developer's actual delivery record for the last 5 projects, the full annual service charge schedule, the delay clause with compensation percentages, and the escrow account number registered with the DLD. Anyone refusing to provide these on paper does not deserve a dirham of your capital.
