Buying Dubai Property Remotely, Safely — Three Tools That Protect Your Money

Thousands of investors buy in Dubai without ever setting foot in the city. The system is built to work remotely, provided you use the right tools. Three tools together make remote buying safer than direct buying in many other markets.

Tool 1: notarised Power of Attorney. You sign the POA in your home country, get it attested at the UAE consulate there, then translated and notarised inside Dubai on arrival. This POA lets one person — usually a lawyer or licensed broker — sign contracts, take handover, and register the unit on your behalf. Critical: keep the POA limited to specific powers (buy unit X at price Y), never open-ended.

Tool 2: the DLD escrow account. Never send money to the developer's personal account, the broker's account, or cash to anyone. Every payment goes to the project's official escrow account registered with the DLD. The developer cannot withdraw your funds until a construction milestone is completed and the DLD approves. This is the strongest protection in Dubai's system.

Tool 3: the Dubai REST app. Official DLD app that shows your ownership, transaction history, fees, and the status of any off-plan unit you've bought. Register with your passport and phone number, and monitor your investment from anywhere with one tap. Most buyers never use it. It's the best monitoring tool available.

The remote-purchase sequence, in exact order:

  • Choose a RERA-licensed broker. Verify the licence number on Dubai REST before any serious conversation.
  • Request project plans and records (Oqood for off-plan) before signing anything.
  • Issue the POA after you have verified the broker, not before.
  • Transfer funds only via official bank transfer, only to the escrow account.
  • Receive all final documents (originals) by registered mail, never WhatsApp images.

What you never do: never sign an unlimited-powers POA. Never transfer any money before verifying the escrow account number directly with the DLD. Never rely on a video of the property instead of a physical visit by someone you personally trust (family member, lawyer, or independent inspector).

Remote buying isn't risky when you use these tools. The risk starts the moment you skip any of them.
